Whilst all types of rental accommodation are in demand in Crawley, demand is particularly strong for furnished properties, according to local letting specialist Leaders.
Says Leaders’ Crawley lettings manager, Nikkie McNaughton: “Crawley has always had a steady demand for furnished properties from cabin crew, friends who are flat or house sharing, and workers coming to stay here from the EU. However, with the increase in people wanting to rent in recent years, demand for furnished accommodation is now stronger than ever. We are finding that properties that are well furnished and presented are being snapped up as soon as they come onto the market.
“For example, we recently had a well furnished one bedroom house near Three Bridges station available to let. Within an hour of it becoming available, we had made six appointments for viewings and three of the six people who looked at it wanted to take it!”
Leaders are advising landlords that whilst there is very little, if any, difference in how much rent you can charge for a furnished property compared with an unfurnished one, it is nevertheless an option worth considering in order to gain the competitive advantage when it comes to finding tenants and ensuring no void periods between tenancies.
This applies particularly to one and two bedroom properties where there are a fair amount of unfurnished properties to choose from in Crawley, but very few good quality furnished properties available.
Says Nikkie: “If you are considering letting your property furnished, be assured that it does not need to be furnished to ‘executive levels’. If you aim for an attractive co-ordinating, modern look, it will appeal to most tenants.
